Old houses don't forgive shortcuts
Charleston has building stock most of the country doesn't have: heart pine, hand-run trim profiles, lime plaster, stucco over masonry, and joinery cut on site by someone long gone. It's beautiful, and completely unforgiving of the fast approach.
The damage we get called in to undo is nearly always the same. Someone took a pressure washer to soft old-growth timber and raised the grain permanently. Someone caulked a joint that was designed to breathe and trapped moisture behind it. Someone put a hard modern film over lime plaster and watched it let go in sheets a year later.
