Painters in Hanahan, SC
Interior, exterior and cabinet work across Hanahan — from the established older streets to Tanner Plantation and everything in between.
Two kinds of house, two very different jobs
Hanahan is a small city with an unusually wide split in its housing. On one side there are the long-established neighborhoods — mature trees, older construction, decades of paint layered up on the siding and trim. On the other there's Tanner Plantation and the newer developments off North Rhett, where the homes are barely twenty years old and built with modern materials.
They need different work. An older Hanahan home needs investigation before anyone quotes it: how many layers are already on there, whether they're still bonded, whether the trim ends have gone soft. For anything built before 1978, whether lead paint needs handling properly instead of sanded into the air.
A newer home in Tanner is usually far more straightforward: fiber cement or vinyl siding, sound substrate, and an HOA with an approved color palette to work within.
If your home is older
- We assess existing layers for adhesion before quoting, not after starting
- Failing paint scraped back and feathered so the repair doesn't telegraph through
- Soft or rotten trim replaced in-house before priming
- Pre-1978 homes: we'll tell you to have it tested for lead, not just get on with it
- Mature tree cover means shade, which means mildew — treated, not painted over
If you're in Tanner Plantation
- Many of these homes are now hitting the 5–7 year mark where original builder paint gives up
- Fiber cement takes paint beautifully when it's washed and primed properly
- Color codes and product data sheets for your own HOA submission
- Vinyl siding needs a flexible coating and a sensible color choice — we'll advise honestly
- With multiple sections and home styles, we price your specific house — never a rate card
A word about painting over old paint
The most common failure we see on older homes is a fresh coat applied straight over an existing one that had already lost its grip. It looks perfect for a season, then both layers come away together — and stripping two failed coats costs considerably more than doing it properly would have. If someone quotes your older Hanahan home without checking adhesion first, be careful.
An honest assessment, then a fixed number
Older homes are where vague estimates do the most damage. “Around six thousand, give or take” becomes nine once someone starts scraping and discovers what's underneath.
We look properly before we price, and then the price is fixed. If we misjudge the scope, that's ours to absorb. If we find something genuinely hidden behind the siding, we stop, show you, and give you a separate price to approve — it never simply appears on the invoice.
On every Hanahan job
- Condition assessed before pricing, not after
- Exact written price on the spot, good for 60 days
- A crew used to the quirks of older homes
- Two full coats as standard, over proper prep
