Commercial Painting in Summerville & Charleston, SC
Offices, retail, rentals and multi-unit property. We work nights and weekends so your doors never close and your tenants never notice.
For you, downtime is the real cost
On a commercial job the paint is rarely the expensive part. Closing for three days is. A retail floor you can't sell from, an office your staff can't work in, a unit sitting empty between tenants — that's where the money goes.
So we schedule around your operation instead of ours. Evenings, overnights, weekends, phased floor by floor or suite by suite. You tell us the hours that hurt least and we work them.
And you get the same fixed written price as everyone else. No day-rate creep, no “we found something” invoices at the end of the month.
Properties we handle
Offices & professional suites
Common areas, corridors, conference rooms and individual suites. Phased so departments keep working while we move through the floor.
Retail & restaurants
Sales floors, storefronts, dining rooms and back of house. Overnight work so you open on time looking new.
Rentals & property management
Fast turnover repaints between tenants. Tell us the move-out date and we'll have the unit ready to list.
HOAs & multi-unit
Building exteriors, breezeways, railings, trim and common areas. Written scopes your board can actually review and vote on.
Warehouses & light industrial
High walls, structural steel, safety markings and durable coatings built for traffic and washdown.
Churches & community buildings
Worked around your service and event calendar, and priced with your fixed budget in mind.
The disruption plan is part of the quote
- You choose the hours. Nights, weekends, holidays, phased — whatever it takes.
- Low-VOC and low-odor products so occupied spaces stay usable the next morning.
- Clear containment and signage so staff, customers and residents know what's happening.
- Full cleanup before you open, every single shift — not at the end of the project.
- One point of contact. The same person start to finish, not a rotating account manager.
- Certificate of insurance issued to your property manager or landlord on request.
What's different on commercial jobs
Most of the Precise Promise applies exactly as it does on a house: the exact-price quote, the on-time start, the spotless standard and the satisfaction guarantee.
What changes is the paperwork around it. Larger projects get a phased scope, line pricing your finance team can review, and a schedule agreed in writing before anything starts.
We're happy to work to your procurement process: written scopes, W-9 and a certificate of insurance naming your landlord or property manager.
Turnovers, handled
If you manage rentals, you already know the math: an empty unit costs more than the repaint.
Fast scheduling
Give us the move-out date and we'll be in as soon as it's clear. Turnovers get scheduled around your listing date, not ours.
Repeatable pricing
Once we've done a couple of your unit types, pricing becomes predictable and quoting gets almost instant. No consultation needed every time.
Photo documentation
Before and after photos of every unit, sent to you — useful for your records, your owner reports and your deposit disputes.
Commercial painting questions
Can you really work overnight?
Yes, and for retail and restaurants it's often the only sensible option. We'll agree access, alarm and key arrangements in advance, and everything gets cleaned and cleared before you open. It sometimes costs a little more in labor, shown as a line on your quote, not buried in the total.
Are you insured to work in my building?
We're licensed, bonded and insured, and we'll send a certificate of insurance naming your property manager or landlord as certificate holder before we start. Worth knowing: South Carolina does not require residential specialty contractors to carry liability insurance — plenty don't. Always ask, whoever you hire.
Do you handle multi-building HOA projects?
Yes. We'll walk the property with your board or manager, put together a written scope broken down building by building, and price it so it can be phased across budget years if that's easier to approve. Boards find a clear written scope far easier to vote on than a lump sum.
How quickly can you turn around an empty rental?
A standard unit is usually a matter of days once we have clear access. If you're working to a hard listing date, tell us the date — we'll tell you straight whether we can hit it, and we won't promise one we can't.
